The project is developed over 5000 sq. m. area, 3891 sq. m. of which are regulated land property and the rest, approximately 1100 sq.m. are estimated to be a parking lot in front of the complex.

The plot is situated in the west region of Plovdiv city, which has the best ecological and climatic indices. The rowing base and lots of sports facilities are near the plot.

A project of three blocks of flats with under-ground parking lots is designed for the whole area, aiming to provide parking places for all flats and landscaping of green areas at zero level. Gardens, fountains, sport areas for basketball and table-tennis, alleys for walks and park benches are designed in the yard place. The access to the yard is controlled by video cameras, ensuring peace of the residents in the complex.
All of the rest buildings for common use are situated without an access to the yard of the residential buildings.

All three buildings have seven levels and their absolute elevation differ by 0.75 m, because the construction follows the displacement of the terrain.

All flats are designed with a panoramic windows system in the living room, giving a perfect view.

The complex is designed with central air-conditioning system allowing heating and cooling of the areas during the whole year. The system consist of chillers, situated on the roof, and an oil reservoir system for usage in months when temperature falls under –5 degrees Celsius.

The used energy is calculated by independent heat and cold reading devices, installed in the common areas of the building. In this way each property owner is able to control his own energy consumption for heating and cooling.

The vertical communication is carried out by an elevator in each building, and it also accesses to an underground parking places.

The access to the garages is ensured by a remote control for each owner of a garage. It is an option to install a system in your car, allowing the garage door to open when the car approaches up to 10 – 20 meters.

The apartments are equipped with video phone and prepared for cable TV, phone connection and a signal security system. A fire alarm system is installed in the underground garage.

The railings of the terraces are made of non-corrosive steel or aluminum and glass /Triplex/, emphasizing the panoramic view.

It is obvious from the above said that the designed residential areas in this project shall reply to the most demanding clients, and a higher average retail price shall be achieved.
